That's because the land over here is so scarce and expensive.

At that size, I'd probably get rid of the cloakroom, reduce the size of the hallway and increase the size of the dining area. You could then have a cupboard or cloakroom under the stairs instead.

Nice illustration though.

you cant swing a cat in there...:) they dont want cloak under the stair...because of the drainge run....

 

In which case, I'd just go with a cupboard under the stairs and no cloakroom.

There's no other storage space, so it would make more sense.

I bet there's an en-suite in the master bedroom as well.

i designed these homes in Doncaster....they are already built for 5 years now....

3 beds with a loft....

It's easy to design big houses. It takes much more skill to be efficient with a small space. I'd like to see the upstairs space if you've got it.

They'd go for double that, here in Surrey.

i  have just finished a mix use in oxford street.....6 flats over looking oxford street....same as the ground floor area in size....500k to 5m

Good day, forum members,I was thinking that we could each, if interested, contribute a significant token to give Peter Milner and David to train us virtually in nxt render for Autocad. Am not sure he still uses it but the experience he has spanning over 20 years cannot be underestimated. I wish the forum co-ordinators could look into this.
